A friend was doing Economics 101 many years ago and told me that inflation was " too much money chasing too few goods".  The current situation seems to be too many people without enough money chasing too few "goods" (houses). The government solution to inject more money at the purchase end of the transaction simply adds more money into the equation, adding to the cost and  thus exacerbating the situation. Although people can want as many houses as they like, the actual need is for one house per family unit or individual.  If the number of potential purchasers could be stabilised or the growth moderated by toning down the rate of immigration there would not be as many people wanting and needing to buy houses , the supply may be able to catch up and the prices would calm down.  Oh!  But we don't really want that do we?  Well the ordinary reasonable person would want this but not the development industry, nor the investors. Nobody with any power to calm the housing market down is willing to do anything helpful. We seem to be stuck with this terrible disease which lowers the value of money not invested in real estate.
